Property Investment pp Cite as. Investment appraisal systems need a clear criterion on which to measure the proposals for investment in a project. The appraisal can only deal with money considerations; items can then be quantified in cash terms. It cannot deal with qualitative assumptions, thus the criterion is measured on a cash yard stick. The method used must also allow other alternative investment projects to be measured against one another. In this section we look at the development of capital appraisal techniques in the business sector for comparison with methods in the property sector. Just as in the property field there is a comparison of traditional methods of appraisal with discounted cash flow approaches; the development of capital appraisal techniques in business mirrors this.

Property Investment Appraisal Techniques: Introduction

DOI There is a growing recognition of the importance of government-owned capital assets, both conceptually and in practice, in large part due to the global financial crisis. In particular, the majority of governments around the world are wholly uninformed when it comes to good asset management. The purpose of this paper is to reduce this gap and suggest an instrument specifically for local governments, for the evaluation of their asset management, in order to help them to identify the weakest elements of asset management and thus focus limited resources on improving these elements. The instrument consists of essentially a composite image of good asset management practices for three main asset types: buildings, land, and infrastructure. The instrument specifies each asset management practice by its key characteristics and then converts each characteristic into a survey question. Answers are scored and a total score for each asset type is calculated.

We investigate the determinants of direct office real estate returns by analyzing rents, capital appraisals, and total returns. A recently compiled global database of major cities in Asia, Europe, and the United States provides a unique opportunity to give a macro-view on the effects of economic growth and supply and demand factors on nominal real estate returns. The global database provides quarterly observations from to To address the smoothness problem of appraisal-based price data and regulated rents, we employ the Generalized Method of Moments to estimate a dynamic panel-data model. The model allows us to combine the cross-sectional and time-series dimension in our quarterly data. We find that gross domestic product, inflation, unemployment, vacancy rate, and the available stock all have an effect on real estate returns.
